Springfield Replacement Hospital Master Plan

As the master plan architects for the Inova Health System we were tasked to develop a new medical campus on a 50 acre site in Springfield VA. The campus plan includes a new state-of-the art 240 bed hospital expandable to 360 beds and allows for the development of an outpatient center, three medical office buildings and a rehabilitation hospital. The campus plan was organized around a boulevard concept that allowed all the various healthcare components have a visible front door from the main drive so patients and visitors can easily find their way around the campus.

The proposed site has several challenges including being adjacent to a military air field that has specific building height clearance that we were required to investigate, document and then plan the proposed development of the campus around. The site also has several environmental issues including a portion of the site being identified as an abandoned landfill. This required our team to develop a strategy for building on and adjacent to a "Brownfield Site" so the Owner could evaluate the complications and costs this would add to the development of this site.
