A 54 acre mixed-use development
The 54 acre Cabin Branch Medical Campus is strategically located
in the center of a larger 218 acre “Traditional New Town”
mixed-use development in Clarksburg, Maryland, one of the fastest
growing communities in northern Montgomery County. The medical campus
also includes a mix of uses including retail, general office, research
and development, elderly multifamily housing as well as the more
traditional medical office support.
Totaling over 1.3 million square feet, the proposed development
has three distinct phases beginning with a 100 bed Hospital with
a full service emergency department and a 90,000 square foot medical
office building, all supported with surface parking. Portions of
the land would later be developed with medical and pharmaceutical
research functions to support the hospital and reinforce the I-270
research corridor as proposed in the Montgomery County General Development
Plan. The final phase would see a 100 bed expansion to the hospital
and 200,000 square feet of elderly housing serving the new community
of almost 10,000 new residential units. The master plan design must
be developed within the stringent “TND” aesthetic guidelines
set forth by the County.
